Bed Linen & Hand Towels

Bed linen, bath & hand towels, sauna towels are all provided for your use during your stay. Fresh hand & bath towels that are provided in your rooms will be changed once per week.

We are happy to provide you with towels on request if you go swimming.
Please do not take the towels provided in the apartments with you.

Booking Deposit

Minimum deposit on booking: 30%
the deposit is based on the total booking price (Exclusive of; Visitors Taxes and Final Apartment Cleaning Charges).

We kindly ask deposits are received within 5 days of booking, after which time we can not guarenttee the reservation.

Cancellation Policy

We recommend travel cancellation insurance be purchased in case things don’t go as you planned. Our Travel Insurance partner has revised their policies. Now inclusive Cancellation cover in case of COVID-19 illness despite pandemic status. Either of the following insurance policies are offered as an optional extra when navigating our online bookings system via our website.

The following cancellation policies will apply to all bookings for the forseeable future (Last Updated: 15-01-2022).

Bookings departing before and including the 15th JANUARY 2022
Free Cancellation up to 14 days prior to arrival.
Cancellations after this period will be charged at 90% of the total agreed booking price.
In the event of late or early departure we will charge you the full agreed booking price.

Bookings departing AFTER 3rd DECEMBER 2022
Free Cancellation up to 30 days prior to arrival.
Cancellations up to 7 days prior to arrival will be charged at 70% of the total agreed booking price.
Cancellations in the last 7 days prior to arrival or "no show" will be charged at 90% of the total agreed booking price.
In the event of late or early departure we will charge you the full agreed booking price.

* The charged cancellation fee is based on the total booking price exclusive of visitors taxes, final apartment cleaning charge and any additional extras (e.g. Breakfast) as appropriate. For non arrival or earlier departure the total booking price remains as agreed at the time of the original booking exclusive of any relevant charges as deemed appropriate (e.g. city taxes).

Should government requirements make it necessary for us to close our establishment, we will refund 100% of the deposit paid.

Check-In & Check-Out

Check-In from 15:00 - 18:00 Hrs        Check-Out no later than 09:00 Hrs

Discounts: Price for children under 4 yrs old is 100% when not occupying a bed.

Lift Stations

The ski piste to lift station Giggijochbahn is only 2 – 3 minutes walk away from our house. From lift station Giiggijochbahn you can make connection with the entire ski arena of Sölden.

Most ski schools in Soelden have their main meeting points for daily ski lessons based on the mountain at the top of the Giggijochbahn.

For novice skiers and children (beginners) there is a great nursery slope at “Innerwald” c.a. 500m from our location. Kindergarten and ski schools are available when sufficent snow in this location. There is also a ski piste to lift station Gaislachkogelbahn.

Pets

Only by request!
We welcome guests pets in our property during the period of May - November inclusive, provided they are well house trained, quiet and tidy.
At the time of request guests should inform us of the pets breed and size.

Fees (Per animal)
Daily rate of €10,00 per day for stays up to 7 nights inclusive.
There after we charge €7,00 per night for stays of a longer duration.

Conditions
The pets should not be left in apartments alone for long periods of time and their movements should be restricted to hard floored areas in the apartments only.
Pets should be restrained on a lead inside the property.
Use of muzzles and pet boxes are strongly encouraged.

Damage to any property caused by pets will be charged at replacement cost of the affected item or items.

Sauna

The sauna is available free of charge for houseguests only. Please note the seasonal opening times below (The sauna requires minimum of 20 minutes preparation time).

Autumn: On request from Monday to Sunday between 16:00 and 20:00 hrs.

Winter: Montag to Friday between 16:00 and 20:00 hrs. Saturday & Sunday the sauna is closed.

In the peak season we kindly ask guests to inform us of their desired usage times. We can not ensure private usage as the sauna is available for all house guests.

Spring: On request from Monday to Sunday between 16:00 and 20:00 hrs.

Summer: Closed from May to October.

Ski Bus / Dorfbus

The free Dorfbus Sölden No.52/57 (Skibus) service to lift station “Giggijochbahn” can be found at the bus stop “Haus Karlinger” which is ca. 250m from our house. The service runs daily, 4 times mornings and afternoons return. Time schedules are provided in all apartments or can be found via this link (Dorfbus Sölden No.52/57).

The free Dorfbus Sölden No.56 (Skibus) service to lift station “Gaislachkogelbahn” can be found at the bus Stop “Amaris am See” which is ca. 250m from our house. The service runs daily, 4 times mornings and afternoons return. Time schedules are provided in all apartments or can be found via this link (Dorfbus Sölden No.56).

These daily bus services operate from Christmas to Easter each season. # Bus schedules do vary a little each season.

There is a bus service running the entire length of the valley to Oetztal train station and to the city of Imst (timetable).

Ski & Shoe Storage Room

A secure ski / snowboard room with shoe dryer is available to all house guests.

We kindly ask guests not to store sporting equipment in bedrooms or apartments.

Short-Stay Rates

Bookings of 2 nights or less incur an additional fee of 12% per night.
